A. Getting Started & Listing Your Property

SparesSpace is Ghana’s premier online marketplace connecting property owners with guests seeking short-term rentals (like vacation homes, apartments, and guesthouses). We handle the marketing and booking platform, so you can focus on hosting.

It’s simple! Click “List Your Space” at the top right of our website, create your account, and follow the step-by-step process. You’ll add details, photos, pricing, and availability. Your listing goes live once you listing is reviewed by our team and verification is complete.

Listing your property is free. You only choose a paid subscription plan when you are ready to publish your listing and start receiving direct guest inquiries and bookings. We offer flexible monthly or annual plans to suit your needs.

You can list any legal, safe, and furnished property suitable for short-term stays. This includes apartments, houses, villas, guesthouses, serviced apartments, and even unique stays like beach huts or city penthouses.

B. Pricing, Payments & Earnings

We earn a small fee only when you earn. SparesSpace charges a 10% service commission on each completed booking facilitated through our platform. This allows us to maintain and improve the platform, market your property to a wide audience, provide secure payment processing, and offer customer support—all at no upfront cost to you.

You don’t handle payments directly from guests, which adds a layer of security and convenience. Here’s the process:

  1. Guest Pays Us: The guest pays the full booking amount to SparesSpace at the time of reservation.
  2. We Secure the Funds: The payment is held securely until after the guest’s check-in date.
  3. You Receive Your Earnings: Within 24-48 hours after the guest checks in, we automatically release your earnings (the booking total minus our 10% commission) to your chosen payout method. You can set up Mobile Money (MTN MoMo or Vodafone Cash) or a local bank account for fast, reliable transfers.

Setting the right price is crucial for attracting guests and maximizing your income. We recommend:

  • Research Competitors: Use SparesSpace to see what similar properties in your area (with comparable amenities, size, and quality) are charging per night.
  • Factor in Your Unique Value: Adjust your price based on special features (e.g., a stunning view, premium furnishings, high-speed internet, generator backup).
  • Be Dynamic: Consider higher rates during peak seasons, holidays (like Christmas, Easter) or major local events. You can lower prices during off-peak periods to attract more bookings.
  • Use Our Tools: Our host dashboard provides local pricing insights and trends to help you make informed decisions. Start competitive, then adjust based on your booking rate.

Absolutely, and we encourage it! Offering weekly or monthly discounts is a great strategy to attract longer-term guests and reduce turnover. You can easily set these discounts in your listing management dashboard. For example, you could offer a 10% discount for stays of 7 nights or more, or a 15% discount for stays of 28 nights or more. You have full control to set the rules that work for your property.

C. Safety, Security & Verification

As a host on SparesSpace, you can verify your guests’ membership status before approving a reservation. This is done through a quick process on our website: https://sparesspace.com/track-member-status.

You’ll need to enter the guest’s date of birth and ID number to check their verification status.

While we cannot eliminate all risk, we build trust through:

  • Verified Listings: Your verified badge adds credibility.
  • Guest Reviews: A transparent review system for both parties.
  • Secure Communication: Keep all communication on the platform until booking is confirmed for a record.
  • Host Guidelines: We provide best practices for safe hosting, including advice on security deposits.
  1. Report the Damage: Immediately after the guest checks out and you discover the damage, please report it through our chat support. Type “Support,” “Contact,” or “Human” to generate a ticket and connect with our team. Please include detailed descriptions and photos of the damage. This creates a documented record of the issue.
  2. SparesSpace Support Review: Our dedicated support team will carefully review your report, along with any communication you’ve had with the guest, and the photos provided. We will act as a mediator to help resolve the situation fairly.
  3. Damage Claim: Depending on the circumstances and the extent of the damage, you may be eligible to submit a damage claim. We’ll guide you through the process.
  4. Resolution: We strive to reach a resolution that is satisfactory to both you and the guest. This may involve the guest covering the repair or replacement costs.
  5. SparesSpace is committed to providing a safe and secure platform for both hosts and guests. We take damage reports seriously and work diligently to ensure fair outcomes.

  8. Take detailed photos before each guest arrives: This provides a baseline for comparison.
  9. Communicate with your guests: Open communication can help address potential issues proactively.

D. Managing Bookings & Operations

Your SparesSpace dashboard has an intuitive calendar. You mark your available dates, and guests send booking inquiries. You can approve or decline requests. Once confirmed, those dates are automatically blocked to prevent double-booking.

Yes! Our Professional Host and Portfolio Power plans allow you to sync your calendar with other platforms to avoid double-booking across different sites.

We strongly advise against cancelling, as it harms your listing’s ranking and guest trust. In unavoidable emergencies, you can cancel via your dashboard. Please inform the guest immediately. Frequent cancellations may lead to the loss of subscription benefits.

You do. As the property owner, you are in direct contact with the guest to arrange check-in times, key exchange, and answer questions. This personal touch leads to better reviews! Our higher-tier plans offer tools like messaging templates to make this easier.

E. Subscription & Support

Yes, you can upgrade your plan anytime. You can cancel your auto-renewal at the end of your billing period. If you cancel a paid plan, your listing will revert to an inactive, free listing.

We accept all major cards (Visa, Mastercard) and, most importantly, Mobile Money (MTN & Vodafone cash) for your convenience.
